Effective October 4, 2026 · Version 2026-10-04 · Terramiga LLC

Terramiga LLC ("Terramiga," "we," "us," or "our") provides the website at https://terramiga.com and connected mobile services (the "Service"). This policy explains how information is collected, used and disclosed through the Service and how to contact us about it.

1. Information we collect

Accounts and profiles. We collect account details such as your email address, name or username, profile image, account identifiers, authentication information and preferences. Depending on the sign-in method available to you, authentication can involve a password, email code or Google account. Google sign-in provides your Google account identifier, email address, name and profile picture to authenticate you and create or connect your Terramiga account. This sign-in flow does not request your Gmail messages, Google Drive files, contacts or calendar, and we do not receive your Google password. You can revoke the connection through your Google Account settings; this does not delete information already stored in Terramiga. Account identity information can also be used in profiles, communications and analytics as described below. Professional profiles can include brokerage, license details and verification status, biography, specialties, service areas, languages, website/social links and contact details you provide for publication.

Listings and search activity. We collect listing and property details, including addresses and coordinates, price, acreage, descriptions, property characteristics and uploaded photos, videos and documents. We also collect buyer criteria, saved searches, favorites, organization memberships and related records when you use those features. A property's coordinates describe the property; they do not necessarily describe the current location of the person browsing it.

Messages and inquiries. General agent inquiries include your name, reply email, optional phone, message, source-page reference and, when signed in, an account reference. Property conversations include participant and property references, message contents, dates, conversation status and read state. Messages can contain additional information you choose to include. We collect communications and information you send to support.

Terramiga in ChatGPT. Public property and agent searches return public marketplace information to ChatGPT. If you link your existing Terramiga account, we store a scoped connection and authentication credentials to identify you and perform the actions you authorize. Linking alone does not send an inquiry. Before sending, you review the selected recipient, message and shared fields. General buying or selling inquiries share your name, reply email and phone only if you provide one. Property inquiries create a Terramiga conversation and do not share your email or phone as contact fields. Review details and submission receipts are also returned to ChatGPT. OpenAI handles your ChatGPT conversations under its own terms and privacy practices.

Billing. When a paid feature is offered and you use it, we process account or organization references and payment-related records, such as subscription status, purchases and credits. Payment entry through Stripe's hosted checkout is handled by Stripe; your full payment card number is not entered into Terramiga's checkout interface.

Usage and technical information. The website uses cookies and analytics technology to collect information about page views, searches, property and map interactions, errors and use of features. Technical requests can include IP address, browser/device information, referring page and request time. Signed-in web analytics can associate activity with your account ID, email, name, username, verification status and account dates. These analytics are not necessarily anonymous.

Other sources. We receive information from authentication providers, participating users, public listing sources and service providers where relevant to the feature being used. Professional listing imports can retain source URLs, listing text, media references and supporting evidence for preparation and review of draft listings.

2. How we use information

We use information to:

  • Operate accounts, authentication, public search, maps, profiles and listing management.
  • Deliver inquiries, messages, matches and notifications associated with the features you use.
  • Support professional verification, organizations and applicable payment features.
  • Understand usage, troubleshoot problems and improve the Service.
  • Present and promote public listing/profile content through permitted channels, subject to content rights, visibility settings and any separate promotion permission selected for the feature.
  • Provide support, protect against misuse, enforce applicable agreements and comply with legal obligations.

Some listing-import features use AI processing to help prepare draft content from source material. Such drafts require review; AI-generated text does not establish property facts or rights to reuse source content.

This policy describes the uses covered here. A future use that materially changes how personal information is handled may require additional notice, choices or consent under applicable law. Updating a policy does not override consent requirements or authorize use inconsistent with binding commitments made when information was collected.

3. Public content and communication with other users

Public listings and agent profiles. Information designated for public display can be viewed by visitors and may appear in search results, links or permitted distribution channels. Public display does not override a separate promotion choice; where a feature offers a promotion option, marketing uses depend on that permission. Avoid placing information in public content that you do not want made public. A public upload does not make all other information in your account public.

Restricted content. Quiet listings, buyer records and professional connections have different visibility and access rules. Availability depends on the record, permissions and feature; professional verification alone does not necessarily grant full access. Review the controls and disclosure information associated with the feature before sharing.

Buyer Requests. Posted Buyer Request criteria and notes can be visible to eligible professionals. Contact information is handled separately through the applicable inquiry or connection flow. Avoid putting private details into notes you submit for wider viewing.

Professional connections. After a professional connection is accepted, participants can access each other's account name, email, phone and brokerage details where present. This is different from the property-conversation contact-sharing choices below.

General agent inquiries. The selected agent receives the submitted name, reply email, optional phone and message. The agent may respond using those contact details outside Terramiga.

Property conversations. Participants receive messages and the identity information displayed in that conversation. Direct buyer email and phone are not automatically included by the property-conversation flow. They become visible if you explicitly share them or include them in a message yourself. Closing a conversation or archiving an inquiry does not erase its contents.

External contact links. Email and telephone links open your device's contact tools. Your email or telephone provider handles any communication you then initiate. Clicking a link does not by itself send a Terramiga message.

Agents and other recipients may handle information outside our systems under their own obligations and practices. Terramiga cannot remove information from someone else's email or records merely by changing a Terramiga account.

4. Service providers and other disclosures

We disclose information to providers involved in operating the features you use. These include:

Service providers and their purposes
Provider or categoryPurpose and information involved
PostHogWeb product analytics and diagnostics, including usage/technical information and the account identification information described above.
Resend and email infrastructureAuthentication and notification delivery, including recipient addresses and message contents.
Esri ArcGIS and map servicesMaps and tiles; requests can disclose viewed map areas and network/technical information.
GoogleOptional authentication and information exchanged through the selected sign-in flow.
StripeHosted payment services and payment-related account, subscription and transaction information when used.
Hosting and storage providersProcessing and storing account records, content, files and technical requests. The Service uses Fly.io for hosting and file-storage infrastructure for uploaded content.
OpenAI / ChatGPTPublic search results and, when you use the linked integration, account identity, reviewed contact details, messages and submission receipts returned to ChatGPT.
AI processing providersSource material and instructions processed by enabled AI-assisted listing-import features, including OpenAI-based processing.

Providers' involvement depends on the feature and configuration. We may also disclose information when reasonably necessary to comply with law or legal process, protect rights and safety, investigate misuse or enforce agreements. Information may be transferred in connection with a merger, acquisition, financing, reorganization or sale of business assets, subject to applicable law and existing privacy commitments.

Third-party websites, contact tools and services have their own privacy practices. This policy does not govern their independent collection or use of information.

5. Cookies and mobile storage

Authentication cookies help maintain website sign-in. Analytics cookies and similar identifiers support the usage and diagnostic processing described above. Browser settings can limit or remove cookies, but doing so can affect sign-in or other features and does not necessarily stop all processing. Our current website analytics configuration does not use browser Do Not Track signals to disable PostHog collection. Do Not Track is distinct from any legally recognized opt-out preference signal or privacy right; the absence of a product setting does not waive applicable rights.

The mobile app stores session credentials using device secure storage and may retain local drafts or preferences associated with its features. Media-selection features use the files you choose to upload and permissions associated with those features. Signing out or uninstalling the app is not a request to delete server records.

6. Retention and security

We retain information for operating the Service, maintaining communications and business records, resolving disputes, preventing misuse and meeting applicable legal obligations. Retention depends on the type of information, its purpose, account or record status, provider processing and applicable requirements. Information can remain in messages, recipient copies, support records, provider systems or backups after a visible record changes or becomes unavailable.

ChatGPT contact history. Contact reviews expire after 15 minutes. Unsent or cancelled backend reviews become unavailable 24 hours after expiry; sent receipts become unavailable 90 days after review creation. Scheduled cleanup removes expired records. You can remove these backend reviews and receipts sooner in Account Settings. Temporary encrypted copies in the connection service expire after the original 15-minute review window. Connection credentials and sessions expire within 24 hours unless renewed; disconnecting revokes the connection. Deletion or disconnection does not recall messages already delivered to recipients or remove ChatGPT conversation history. Existing backup snapshots can retain earlier copies for up to seven days. These periods apply to integration records, not to account-wide data, delivered messages or general service logs.

Terramiga does not currently provide account-wide deletion. Signing out, uninstalling, closing conversations or archiving inquiries does not delete account data. This limitation does not remove rights or obligations under applicable law. Contact us using Section 7 to make a privacy request; availability of a product deletion feature does not determine your legal rights.

No transmission or storage system is completely secure. Do not send passwords, sign-in codes, payment card details or identity documents through ordinary support email or property messages.

7. Your choices and privacy requests

Use available account/profile settings to update information, publication controls to select supported visibility options, and notification settings or applicable unsubscribe links to manage optional notifications. Changes affect the relevant feature; they do not recall information already delivered to another person.

Depending on the law that applies, you may have rights to access, correct, obtain a copy of or request deletion of personal information. Applicable rights may also include opting out of sale, sharing for cross-context behavioral advertising, targeted advertising or certain profiling that produces legal or similarly significant effects, where those activities occur and the law covers them. You may also have a right to appeal a decision about a request. These conditional rights do not state that every listed processing activity occurs. These rights can be subject to statutory exceptions and identity-verification requirements.

Send privacy questions and requests to support@terramiga.com, describing the request and the relevant account or records. Where permitted by applicable law, an authorized agent may submit a request with appropriate evidence of authority. You do not need to create a new account to contact us. We may request information reasonably necessary to verify your authority and locate the records. Do not include passwords, one-time codes or identity documents in the initial email. If you cannot access the account email address, explain that without sending sensitive documentation. To appeal a privacy-request decision where applicable, use the same address and identify the decision you want reviewed. We do not discriminate against you for exercising privacy rights where prohibited by applicable law. Request handling and response periods are governed by applicable law; this policy does not waive your rights or promise immediate account-wide erasure.

8. Children and geographic scope

Accounts, submitted Content and inquiries are limited to people at least 18, as described in our Terms. Terramiga is intended for adults and is not directed to children under 13. If you believe a child under 13 has provided personal information to us, contact support@terramiga.com. The Service focuses on United States land and professionals. Access from another location does not mean that every feature or legal protection is the same there; mandatory rights under applicable law still apply. Providers may process information in locations different from yours.

9. Changes and contact

We may update this policy as the Service and its practices change. We will identify the revised policy and provide any notice or choices required by applicable law before applying a material change. Any additional consent required by law must be obtained separately.
